Greece, dear reader, is not in the middle of nowhere.
Greece, in many respects, was the beginning of everywhere.
Without it, we would probably be nowhere.
Maybe this is why despite the language barrier America has so much in common with Greece and also why Americans tend to feel more at home here than they might in say, Croatia or even, frankly, Italy.
No wonder, then, that Americans investors have officially signed into their Greek era 🇬🇷💸
According to Varnavas Law Firm — our favorite law firm in Greece — American investments in Greek real estate through the Golden Visa program jumped 30% year-over-year in Q4 2025 — and the trend is not slowing down.
Even though Chinese, Turkish, and Israeli investors still run the Golden Visa scene, Americans are the fastest-growing group in the program right now.
Q4 alone saw US investment activity climb another 30%, continuing a steady rise that’s been building for the past two years.
US buyers aren’t going small either — they’re going for €1M+ properties, especially in southern Athens’ coastal areas, with Piraeus becoming the new hot spot — we teed that one up a while ago actually𓊝.
And it’s not just real estate anymore. According to managing partner Alexander Varnavas, more US investors are also getting into term deposits and mutual funds, since those investments feel more familiar and low-stress for Americans.
Basically: Americans are investing in Greece like it’s a lifestyle move, not just a money move. 📈🌍
Now, if you’re thinking of buying property in Greece, like with anything else it pays to do your homework. Athens alone is a complex tapestry of neighborhoods, and where tourists go and investors alight are not necessarily the same. Like L.A., the Greek capital is very spread out, and a car comes in handy too (as for finding parking in Athens, well, that’s another story) 🚗
